RESIDENTIAL LEASE AGREEMENT (TEMPLATE)

This Residential Lease Agreement ("Agreement") is made and entered into this ____ day of __________, 20, by and between:

  1. PROPERTY: The Landlord agrees to lease to the Tenant the residential property located at ___________________________ ("Premises").

  2. LEASE TERM: The lease term shall begin on ______________, 20, and end on ______________, 20, unless renewed or terminated as provided herein.

  3. RENT: Tenant agrees to pay a monthly rent of $__________ due on the 1st day of each month. Rent shall be paid via Baselane Banking’s Baselane Tenant Portal.

  4. SECURITY DEPOSIT: Tenant shall pay a security deposit of $__________ upon signing this Agreement. The security deposit shall be held to cover damages beyond normal wear and tear and will be returned within 30 days of lease termination, subject to deductions.

  5. USE OF PREMISES: The Tenant shall use the Premises solely as a private residence.

  6. UTILITIES & SERVICES: The Tenant shall be responsible for all utilities, including but not limited to:

    • Electricity

    • Water/Sewer

    • Gas

    • Trash Removal

    • Snow Removal

  7. MAINTENANCE & REPAIRS: The Tenant shall keep the Premises clean and in good condition. Any necessary repairs shall be reported to the Landlord promptly. The Landlord shall be responsible for major structural repairs unless caused by the Tenant's negligence. Routine maintenance and minor repairs are the responsibility of the Tenant.

  8. RULES & REGULATIONS: Tenant agrees to comply with all applicable laws and rules regarding the use of the Premises, including noise restrictions, pet policies, and proper waste disposal.

  9. PETS: Pets are not allowed.

  10. MODIFICATIONS TO PROPERTY: No major modifications, structural changes, or renovations shall be made to the property without prior written approval from the Landlord.

  11. TERMINATION: Either party may terminate this lease with 30 days' written notice before the lease expiration. Early termination by the Tenant will result in a termination fee equal to two months' rent, unless otherwise agreed upon in writing.

  12. ENTRY & INSPECTION: Landlord may enter the Premises for inspection, repairs, or emergency purposes with 24-hour notice to the Tenant, except in emergencies.

  13. DEFAULT & EVICTION: If the Tenant fails to pay rent or violates any lease terms, the Landlord may terminate the lease and proceed with eviction as per Ohio landlord-tenant laws.

  14. GOVERNING LAW: This Agreement shall be governed by the laws of the State of Ohio.

  15. Late Fees & Grace Period: Rent is due on the 1st of each month. A 5-day grace period is provided. If rent is not received by the 6th of the month, a $75 late fee will be applied. An additional $10 per day will be charged for each day rent remains unpaid after the 10th of the month, up to a maximum late fee of $200 per month.

  16. Smoking Policy: Smoking is not permitted inside the property.

  17. Guest Policy: Guests may not stay longer than 14 consecutive days without written approval from the Landlord.

  18. Landscaping Responsibilities: Tenant is responsible for lawn maintenance, including mowing and weed control.

  19. Subleasing & Occupancy: Subleasing is not permitted without prior written approval from the Landlord.

  20. Communication: The emails and phone numbers listed shall be the primary means of communication for lease-related matters.

  21. Prorated Rent: If the Tenant moves in after the agreed start date, the first month's rent shall be prorated based on the actual move-in date.

  22. Rent Adjustment: Landlord reserves the right to increase rent annually upon lease renewal. Increases may reflect adjustments toward the most current Fair Market Rent standards published by the Akron Metropolitan Housing Authority (AMHA).

  23. Right to Show Property Before Move-Out: Tenant agrees to provide Landlord with at least 30 days' written notice of their intent to vacate the Premises. During the last 60 days of the lease term, or after notice has been given, Landlord may enter the Premises to show it to prospective tenants or buyers with at least 24 hours' notice to Tenant.

  24. Criminal Activity Clause: Tenant, occupants, or guests shall not engage in any illegal activities on or near the Premises. Any violation of this clause shall be considered a material breach of the lease and grounds for immediate termination.

  25. Habitability Statement: Landlord certifies that the Premises is fit for habitation at the time of move-in, meeting basic requirements including functioning heating, plumbing, electricity, and safety standards. Tenant agrees to promptly report any condition that makes the Premises uninhabitable.
